LeaseScan is a trading name operating via leasescan.co.uk. We provide service charge auditing, consulting, and challenge letter services to residential leaseholders in the United Kingdom. We are not a solicitors’ firm and we do not provide legal advice.

Our challenge letters cite relevant sections of the Landlord and Tenant Act 1985, the Leasehold and Freehold Reform Act 2024, and your lease. However, they do not constitute legal advice and should not be relied upon as such.
If your case proceeds to the First-tier Tribunal or requires court representation, you will need to instruct a qualified solicitor. We can provide a referral upon request.

We will send you an order confirmation by email once payment has been processed. This confirmation constitutes acceptance of your order and forms the contract between you and LeaseScan.
↑ Back to topAll prices are displayed on our website in pounds sterling (GBP) and are inclusive of VAT where applicable. Prices are subject to change, but any change will not affect orders already placed and confirmed.
Payment is taken at the time of ordering via Stripe. We accept all major debit and credit cards. We do not store your payment card details.
↑ Back to topOur standard turnaround time for completed audits and reports is 2 to 3 weeks from the date we receive all required documents from you. The Demand Compliance Check target is 48 hours from receipt of a complete, readable document set. Turnaround times are estimates and may vary depending on complexity, missing information and the responsiveness of third parties such as your managing agent.
We will keep you updated on progress and notify you promptly if we anticipate any delay.
All deliverables (audit reports, challenge letters, and other documents) are provided in PDF format by email unless otherwise agreed.

Where you authorise us to exercise your legal rights (such as requesting accounts under Section 21 or Section 22 of the Landlord and Tenant Act 1985), you confirm that you have the authority to grant that authorisation and that the information you have provided is accurate.

The findings of our audit are based on the documents provided to us and our professional analysis. The success of any challenge to your managing agent or freeholder depends on many factors outside our control, including the specific terms of your lease, the conduct of your managing agent, and the decisions of any relevant tribunal.
Any case study, illustrative disputed amount or example outcome is provided for context only. A finding is not a promise of a refund or saving, and the landlord may provide further evidence or dispute the matter.

All content on the LeaseScan website, including text, graphics, and the format of our audit reports and challenge letters, is our intellectual property or is used with permission. You may not reproduce, distribute, or resell any of our materials without our prior written consent.
Your audit report and challenge letter are provided for your personal use in relation to your specific property. They may not be resold or distributed to third parties.
